What’s new in Arvada Colorado

And if you are already considering moving to Arvada, there is more good news for Arvada home buyers – according to Freddie Mac, fixed mortgage rates are now at a 20-month low. As of Feb. 5, lenders are offering an average 3.59 percent on a 30-year fixed-rate mortgage. A 15-year FRM now averages 2.92 percent.

City-owned equestrian center: The Arvada Equestrian Arena offers a place for equine enthusiasts of all levels with lessons, clinics and boarding. Panera Bread and Noodles & Co.: Noodles & Co. offers (surprise!) noodle dishes from around the world, and if you have not tried Panera’s broccoli cheddar soup, you’re in for a treat. These two franchises opened mid-January.

State-of-the-art drive-in theater: While not directly in Arvada, this mammoth screen may be visible from there. We’re kidding, though this theater will boast a 40-foot tall, 92-foot wide screen and will be a short drive away. The expected completion date is Memorial Day weekend.

Arvada Colorado plans net-zero community

Arvada Colorado could soon be home to the largest net-zero community in North America. According to the Denver Post, a net-zero community is one who makes as much energy as it consumes, using power from only solar, wind, or geothermal generation systems.

 

Developer Norbert Klebl’s planned 25-acre Geos neighborhood was put on the back burner in 2009 due to economic woes. However, it’s now a priority again, the Post reported, with the developer having worked with the city for the past two years to get mixed use permits and approve a modified zoning code for the development. That said, the city was in favor of the project all along as it addresses sustainability and efficiency — both important considerations for a location reaching full build out.

 

The project provides for 308 units, including solar cottages and multi-family homes. The homes will feature construction that reduces energy consumption by 75 percent and provide 60 percent of winter heating needs through the sun in the windows.

 

Though the homes have higher upfront costs, Klebl says the cost will be returned through lower utility costs. However, the Post article notes, banks often don’t want to cover the higher mortgage of energy efficient homes, which makes the sale of them more reliant on buyers with disposable income.

CBI forensic lab moves to Arvada Colorado

The Colorado Bureau of Investigation’s 20-year-old forensic lab is moving from Lakewood to a new state-of-the-art facility in Arvada Colorado. According to the Denver Post, the lab will be located in a retrofitted, 24,000 square foot industrial building in the southeast part of the city. Three times the size of the current facility, the new lab in Arvada is expected to be ready in May.

The Colorado state forensic lab has seen an increase in activity in recent years as technology improves and the demand for DNA analysis grows. CBI received 2,174 DNA cases in all of 2012. So far, in 2014, the number of DNA cases is already at 2,485, the article stated.

A change in the law regarding evidence from sexual assault cases has placed additional cases with the bureau since 2013 legislation was passed requiring local law enforcement to submit evidence in sex assault cases to an accredited laboratory within thirty days. Most of the state’s DNA cases are analyzed by the metro area lab, with back up from labs in Pueblo and Grand Junction.

It will cost nearly $8 million to make the new lab in Arvada Colorado operational, the Post reported. In addition to providing DNA analysis of crime scene evidence, the lab will also analyze latent fingerprints, gunshot residue, tool mark evidence, trace evidence, and drug chemistry. The Arvada mayor expressed pride in having the new lab located in the city, saying, when it comes to organizations choosing to relocate here, it doesn’t get much better than the CBI.

Arvada residents will find getting to work around the Denver metro area a bit easier in 2016, thanks to the Gold Line commuter rail. According to a recent article from the Denver Post, if city officials have their way, the journey will be made even simpler still with a shuttle system that will transport residents to and from the rail line stop in Olde Town Arvada Colorado.

The Gold Line will connect Union Station in downtown Denver to Wheat Ridge and will feature seven different stations, including the one in Arvada. Service frequency will be every fifteen minutes from 6 am to 6:30 pm, with thirty minute frequency in the early morning and night.

The city of Arvada is working with a citizen run transportation committee and the Regional Transportation District to design a circular shuttle system that would run throughout the city, the article stated. Potential shuttle stops would include Red Rocks Community College, Stenger Sports Complex, the Triangle District, the senior center, and the Arvada Center. City transportation engineer John Firouzi stated that the intention is to streamline services in order to provide citizens with more access to transportation than they currently have.

Construction booming for new homes in Arvada Colorado

In 2009, there were 90 building permits issued for new homes in Arvada Colorado.  According to a recent article in the Denver Post, that number was up to 566 in 2013. The number of permits for new homes in Arvada Colorado is expected to climb even higher in 2014, thanks to three large master-planned communities : Candelas, Leyden Rock, and Old Town Arvada.

The higher-than-normal growth is likely due, at least in part, to a good school system, easy access to Boulder and Denver, and some pristine views south of the Rocky Flats National Wildlife Refuge, stated John Covert, who is the director of the Colorado and New Mexico office of Metrostudy, a housing market research firm.  The pending completion of light rail to Arvada will also draw more new home buyers to the area.

In addition to the 2,203-unit Candelas community and the 1,439-unit Leyden Rock — the two largest communities under construction, there are also plans for a 150-unit apartment complex in Olde Town, the article noted. There are also years-old plans on the table for 2,400 acres to be developed in another section of town, though full build out in that area and Candelas may be many years down the road.Arvada’s Deputy City Manager, Bill Ray, stated that the growth of the city shows that the marketplace is responding to market need.

According to a recent article in the Denver Post, the city of Arvada Colorado is investing in five of its area playgrounds.

By summer’s end, $1.2 million will have been spent on new, Americans with Disabilities Act-compliant equipment for the playgrounds. Each of the five playgrounds will have it’s own unique character, explained an Arvada Colorado senior landscape architect, and some of the playground installations will include a climbing wall, and undulating sidewalk, and a sand area with buried dinosaur bones.

Besides making the parks ADA compliant and replacing worn out equipment, the city hopes to also provide a more interesting and engaging experience for the children, a place where they can learn and explore, the article noted. The playgrounds will also each receive new landscaping, benches and sidewalks.

The funding for the playground upgrades, expected to take place by late August, comes from the city’s capital improvement program. This year, the city also plans to complete the more than $16 makeover of Ralston-Central Park, transfer a bridge from that park to another one and provide a trail to the bridge at its new location.

The Village of Five Parks in Arvada Colorado is a great place to call home for so many reasons

Eighteen months after they originally bought the coffee shop in 2010, the Millers had more than quadrupled their sales. They built extra space in 2012, and business there continues to thrive. Their inclusive hiring practices, which provide jobs for about 40 non-developmentally disabled workers in addition to those with disabilities, is drawing the attention of job seekers across the metro area.

Meanwhile, aware of the 75 percent unemployment rate among developmentally disabled people, the Millers have begun a crowd-sourced funding campaign in order to raise the money to build a prep kitchen across the street. The prep kitchen would enable them to hire an additional 20 to 30 developmentally disabled individuals and provide them with employable skills.

The Millers say that this is a labor of love, and that it feels great to give opportunities to others. This is just one example of the great businesses and great people that can be found in The Village of Five Parks in Arvada Colorado.

Meiklejohn Elementary School is a beautiful building that is only five years old and is full of great resources, wonderful technology, and a great staff.   The Meiklejohn Elementary School was rated one of the best school in the sate, an A+ rating, in 2012 by ColoradoSchoolGrades.com.   Located in the center of the Vilage of Five Parks it allows for easy access for children and their parents to attend school without leaving the neighborhood.

The Village of Five Parks was originally developed as a commuter suburb of Denver.  Over time the word has spread and due to its proximity to Boulder it is now a popular residence for many former Boulder County residents.   In fact we have moved more than several families into the Village of Five Parks from the Boulder area including Superior, Erie. and Boulder.  Thes families find the relative affordability and larger floorplans compared to what you might find in Boulder gets them a lot more home and better quality of life for the money.  And Five Parks proximity to open space parks, trails, and mountain views appeals to former Boulderites as well.    Many Five Parks residents also make the short five mile commute to Broomfield and the Interlocken Business Park.
