Broomfield Colorado Task Force to Search for Affordable Housing Opportunities

According to a report from the Broomfield Enterprise, while the city has seen a housing boom in recent years, particularly with apartment rentals, what it’s lacking is affordable housing for low income, homeless, and at-risk residents of Broomfield Colorado.

44 members of the Broomfield community met in February to discuss the issue and begun forming the new Affordable Housing Task Force, with the hope of bringing together local governments, businesses, nonprofits, and the faith community.

The typical measurement of housing affordability is if the cost of renting the home is no more than thirty percent of the family’s monthly income, the report noted. However, the average two-bedroom apartment in Broomfield Colorado rents for $1,480. This means that the family who lives in that apartment home would have to make at least $4,900 a month in order to afford to live there.

Though there are a number of options in the city to help people with their rent and other housing costs such as utilities, including federal and local programs, there aren’t enough options for transitional housing for those who are just getting back on their feet, the article noted. In spite of the addition of new housing developments in the years since the 2012 report that the city got its housing figures was published, there have not been additions of affordable or transitional units.

Currently, the process of whittling the task group down from the 44 Broomfield residents who attended the meeting to a group of seven to ten, with the option of calling in additional people with specific expertise to help the group find or create the affordable housing opportunities. It is unclear how long it will be necessary for the task force to continue meeting.

Broomfield Colorado leaders vision new downtown

Broomfield Colorado doesn’t want a traditional looking downtown. According to a report from the Boulder Daily Camera, the city’s leaders are, instead, seeking proposals from developers who share their vision of what the space should look like: a gathering space that includes recreation opportunities, housing, and shops into a park-like area that reflects Broomfield’s sense of community.

Broomfield never had a downtown area that the city developed around. The planned 61-acre Civic Center project calls for such an area to include existing buildings and apartment homes, as well as bike and pedestrian trails near city hall, the library and the auditorium, as well as upgrades to the Community Park pond, the report stated.

Currently, buildings occupy about 15 of the 61 acres of the Civic Center area, with the rest consisting of parks, undeveloped land, and the Brunner Reservoir. According to the plan, about 9.8 acres of the undeveloped land will be used for new commercial buildings as well as 60 to 70 apartment units. 40 percent of the land will be reserved for open space.

City leaders say that the intention for designing the Civic Center like this is to provide plenty of room for activities and entertainment. They envision providing a place where a family can go and spend half the day enjoying their time together, the report stated. The city’s longterm goal is actually to develop several dowtown-like areas to be utilized and appreciated by residents as Broomfield Colorado continues to grow.

Broomfield company Aircell doubles its space and continues to hire

The Boulder Daily Camera recently reported that Gogo Inc. has received approval of tenant permits from Broomfield for its new office space for its Aircell operations. At over 112,000 square feet, the space nearly doubles the current Aircell office space, which is in two facilities.

According to a spokesperson for the company’s Business Aviation Division, which has more than 200 employees, the demand for broadband services on business and commercial aircraft is creating job growth in every department. The company now has more than 7,000 communication systems on business aircraft. There are about 20,000 business aircraft in North America and more internationally, the article stated.

The company has also seen growth with the recent launches of in-flight entertainment, text and call services for business aircraft via its Gogo Vision and Gogo Talk & Text, the article noted. In the future, the company plans to offer in-flight texting services for commercial aircraft.

Last year, Broomfield provided the company with more than $222,000 in tax incentives, over the next ten years, to keep its business in the city. Aircell will move into its new office space in August or September, according to the article.

Aircell to Relocate 200 Employees to Interlocken Office Building

It was recently announced that the company Gogo would be moving its aviation business division, Aircell, to the EOS office building in Broomfield’s Interlocken Advanced Technology Park. According to an article in the Denver Business Journal, Aircell currently has about 200 employees in working in two separate facilities who will make the move.

The real estate deal with Aircell includes more than $1 million in economic development dollars from the state’s Job Growth Incentive Tax Credit. While the company has not said how many jobs it plans to provide in the area, the 112,300 square feet it is leasing in the 186,231 square foot office building will provide space for the company to grow. Aircell provides in-flight connectivity and entertainment to 6,000 business aircraft operators worldwide, the article stated.

The EOS building, owned by Houston real estate firm Hines, was completed in 2012 but has sat vacant ever since, the article reported. It earned the U.S. Green Building Council’s Leadership in Energy and Environmental Design platinum certification. The name EOS is both the acronym for “Environmental Office Space” as well as the Greek goddess of the dawn. The EOS building is solar-powered, the article noted.

The Broomfield community that Interlocken is located in is among Colorado’s most thriving. According to a December report, the neighborhood has seen a more than 85 percent increase in the number of households in the past five years. A modest increase in median household incomes in the area and a healthy job market, as well as its close proximity to schools, are credited with the residential growth in the area.

Aircell’s relocation doesn’t involve moving employees from one state to another, as its facilities are already in the Broomfield area. What’s coming next?

Broomfield’s population growth is bound to taper off. Projections are for an increase of about 12 percent during the next five years, which is healthy and positive. The city is planning accordingly.

Throughout its history Broomfield has always been a community with a plan. It started as a farming community and it’s named for the acres and acres of broomcorn that once grew there. (Broomcorn is used to make the natural bristles of whisk brooms. It thrives in places such as Colorado, where the summers are warm and dry.)

In addition to housing developments, such as the new Anthem master-planned residential community, Broomfield’s next big plan is for a 9.8-acre mixed use activity center on Main Street and First Avenue, adjacent to the Mamie Doud Eisenhower Library, that will include retail and restaurants, parks and public spaces, residential townhomes /low-rise buildings and commercial property. A request for development proposals was issued in mid-November and bids are due in January.

Another exciting plan in the works involves the 66 acres in the North Park mixed-use community in northern Broomfield where University of Colorado Health (UCHealth) plans to build a medical campus.

Every Sunday there is a group of Anthem neighbors that get together for Sunday Family Dinner sometimes at each other’s house, one of the many parks, or even a local restaurant like The Lazy Dog so that the kids can play and the adults can too.  Startup kickball games and bocce ball tournaments happen as neighbors walk by the many trails.  When you live in Anthem, whether you purchase a home or rent a home in Anthem Broomfield,  you’ll get a real community feeling with great people for your neighbors.

The schools in Anthem are great too!  In the neighborhood is the brand new Prospect Ridge Academy Charter school or PRA.  PRA is based on the same principles that Peak to Peak Academy was founded on and in its short life has risen to great success and is a top priority for many families to get in.  PRA is part of the larger school district of Adams Twelve. The Adams Twelve School District offers many other top ranking schools, according to www.greatschools.net and the kids love attending!  Anthem kids not only attend PRA, but also Coyote Ridge Elementary School, Meridian Elementary School, Rocky Top Middle School, and Legacy High School.  There is a plot of land within Anthem that is slated to have its own elementary school, so we look forward to that in our future.
