Boulder Property Management Company or Property Owner

When it comes to Boulder rentals, you will often end up dealing with one of two types of landlords – a Boulder property management company that handles everything for the property owner, or the property owner himself or herself.

As a renter, it might seem as if you would be better off dealing directly with the property owner, but this often is not the case at all. These are a few reasons why you might find it better to choose a rental that is managed by a Boulder property management  company instead.

Choose from Multiple Rentals

If you search for a rental through a property management company, there is a chance that the firm will have multiple openings, possibly in different neighborhoods or apartment complexes. This can make it easier for you to find the rental that is right for you.

Work with a Knowledgeable Person

Just because someone owns a rental property does not mean that he or she knows very much about renting properties out to tenants. Some homeowners aren’t really knowledgeable about the landlord and tenant laws, for example, and might violate  them without even meaning to. If you work with a property management firm, however, you will be more likely to work with individuals who know about the rental process.

Take Out the Emotion

In some cases, property owners can be attached to their properties and can be a bit more emotional about the rental process. A property manager, however, will see things more from the business side of things. This can make for a more professional rental experience.

As you can see, it is sometimes better for renters to work with a Boulder property management company when looking for a home or apartment to rent. Luckily, Housing Helpers can assist you if you are currently looking for a rental.

Give our Housing Helpers Boulder office a call at 303-545-6000 and we can help you find the ideal apartment, condo, or house to rent.

The 5 Stages of searching for Boulder Apartments

Boulder is often at the top of the list of Colorado cities that consistently rank among the best places to live in the United States. With world-class hiking, skiing and schools at its doorstep, it’s obvious why people are eager to move to Boulder.

However, the buzz around Boulder has put a crunch on the real estate market. Thousands of people are flocking to the Boulder area to capitalize on the outdoor sports, growing tech market, and good vibes. And as the population rises, so do rent costs.

The Colorado Rental Price Monitor estimated that rent prices in Colorado increased 6 percent between 2014 and 2015, and they continue to climb.

The five stages of Boulder apartment hunting are all too real for anyone who has come to Boulder seeking an affordable rental downtown:

1. Optimism

You’re moving to Boulder, Colorado! You imagine yourself living next to the Flatirons, biking to work or school in the mile-high sunshine. There will be nights spent strolling  Pearl Street. You’ll run along Boulder Creek Path and drive up to the mountains every weekend to get the most out of your ski pass.

2. Shock

Then you start searching for Boulder apartments, and there’s major sticker shock. That downtown house you were imagining is going to run you over $1,000 a month – just for a single bedroom.

3. Disbelief

You start to search farther and wider for more listings, certain there is something you’ve missed. But, as it turns out, the average apartment rent in downtown Boulder and the surrounding neighborhoods is over $1,300 a month.

4. Grief

Finally, you understand that your dream apartment on Folsom is out of reach at the price range you estimated. Those visions of a bungalow on Pearl Street within walking distance to the bars fade. They are replaced with images of roommates, extra shifts, or taking the bus to and from campus.

5. Acceptance

Although you may not end up in your dream place this year, there is always next year. In the meantime, you can increase your rent budget and pay to live in a great location, find other people to live with, or expand your search to include different areas or housing types.

The best thing you can do when searching for Boulder apartments is to find a trustworthy rental partner like Housing Helpers who can help you navigate Boulder’s housing market. Housing Helpers can give you tips about the best time to start your search, neighborhoods that are within your budget and even connect you with other people seeking roommates.

For now, the Boulder rental market shows no signs of slowing. This means Boulder renters will need to become even more competitive in their searches for housing in 2016 and beyond.

Apartment Kitchen Improvement Tips, Apartment Finder Boulder Colorado

Four ways to spruce up your apartment kitchen

Apartment living has its advantages.  You love the location, the community, and the rent of your apartment. However, the kitchen could use a little work.  However most apartment communities wont allow renters to make significant changes to the apartment interiors.

You’re feeling frustrated because you know that you can’t make permanent changes to this less-than-desirable space. Cheer up because here are some modifications you can do and still reverse when you move out of your apartment.

  • Change the cabinet hardware. The knobs and handles on your kitchen cabinets and drawers are typically just screwed in. So if you don’t like the style, unscrew the hardware and replace them with more suitable options from the home center store. But keep the old stuff so you can put them back on when you leave the apartment.

  • Expand with shelves. Are the kitchen cabinets dark or outdated? For a more modern look, remove a few of the doors to reveal the shelves and expand the visual space. Add inexpensive mirrored tile behind some of the shelves to reflect light. Put most of your plates behind closed doors. Reserve the revealed shelving for a few well-chosen kitchen accessories.

  • Keep beauty underfoot. Because kitchens are usually a high traffic area, they can look worn and dirty quickly. If cleaning the floor doesn’t fix it, lay down some brightly colored kitchen rugs with interesting patterns. Be sure they have non-slip back and are machine-washable.

  • Go bold. Many windowless apartment kitchens have a blank wall that may be the first thing you see when you enter the space. Turn this into a focal point by adding a large, colorful, and bold graphic. The pic can be framed or wrap it around a large board, which you can then hang from a hook on the wall.

Don’t let your apartment kitchen get you down.  On a budget and with a little creativity it can be your favorite room in your home.  And if you still haven’t found an apartment that you love, well Housing Helpers can help you with that.   Our Apartment Finder service is a great way to search for your next apartment in Boulder, Longmont, Broomfield, Denver, and throughout Colorado.   Our apartment finder service is free for renters and we have hundreds of rental properties to choose from.
