Housing Helpers de-stresses Colorado relocation

About 101,000 new people decided to call Colorado home in 2015, with 80 percent settling in the Front Range roughly from Colorado Springs north to Boulder, Denver and the Wyoming state line. With the official unemployment rate of 3.6 percent, housing of all kinds from apartment rentals to sales has felt the pressure.

If you’re someone experiencing relocation to Colorado, or soon will, you’re probably aware of the anxiety of a major move. Some of the issues are:

  • Buying a house in a tight market of low inventory and increasing prices, where the neighborhoods are unfamiliar.
  • Determining which school districts are the right fit.
  • Rental housing, whether for the short- or long-term in a competitive rental market.

There’s no one-size-fits-all solution, because people’s personal issues are as varied as, well, people. Housing Helpers mitigates the stress of relocation by having the resources to accommodate a personalized solution–a full listing of homes for sale, apartments and rental homes, and corporate housing.

For some people, corporate housing offers a transition between overnight lodging and apartments. We have corporate housing all along the Front Range that offers the comforts of a home for just about any sized family. If an apartment makes more sense, our corporate apartments are significantly larger than hotel rooms at a fraction of the cost. Whether a house or apartment, all our corporate rentals are fully furnished and stocked with housewares and linens.

Housing Helpers is a source for a huge number or rental apartments, condos, townhomes, and single-family detached homes. If you prefer to rent, our selection boasts a wide appeal, and if your ultimate plans include buying a home, a good quality rental solves your immediate needs while you house hunt at your convenience.

As a full service brokerage and members of the multiple listing service, we have access to every home listed for sale. One of our services is neighborhood touring, allowing clients to determine which areas and schools are a good fit.

If relocation is in your immediate future, we are a one-stop shop that can solve both your immediate and long-term housing needs. Contact us for a relocation needs assessment and we can help you make a smooth transition.

Job Relocation? 3 Tips to Help Make it Easier

Here at Housing Helpers each year we assist many people that are relocating to Colorado for a new job.  Moving to a new city or state for a job relocation can be both exciting and stressful. In many cases, the relocation has to take place rather quickly, which doesn’t often leave time to make well thought out preparations.

No need to stress. Here are three simple ways to make your move a little easier and a lot less stressful.

1.  Organize and De-clutter Before You Move

Before you move, take time to carefully organize all of your work and personal belongings so that getting your new home ready will not take so much effort.  Also, this is a great opportunity to de-clutter your life so to speak and get rid of anything you don’t need or use on a regular basis. You will thank yourself later when you don’t have to unpack all your t-shirts from high school that you will never wear again.

2.  Call a Relocation Service

A great relocation service will be a tremendous help in finding a place to live, securing a moving service, and even locating options to help you settle in to the community. They can answer any questions you might have about schools, transportation, neighborhood trends, and they will be essential in helping you become familiar with your new surroundings.

One of the best benefits of using a relocation company like Housing Helpers is many of their services are offered at no cost to you.

3.  Work Through the Emotional Stress

Moving usually means leaving loved ones, friends, and a support community behind. This emotional turmoil adds a big layer of stress to your move and can be tough to manage. While nothing can take away the sadness you will inevitably feel during your move, the important thing to do is to keep your focus on the positive aspects of why you are moving. Concentrate on the great new job you are going to and the new opportunities ahead. It is also a good idea to make sure your parents know how to use Skype just in case!

Relocating to Colorado has great benefits.  The weather is fantastic, the natural beauty of the State is unparalleled, the opportunity for outdoor recreation is world class, and – at the moment – the economy here is very strong.

That said, home prices are rising fast, rental rates are a mile high, so it can be challenging to find comparable housing to what you have left behind.   Our real estate agents and relocation specialists are here to help with that.  We have our fingers on the pulse of the real estate market and can help you navigate the housing market to take advantage of opportunities when they arise.   Give us a call at 303.545.6000 or stop by our office, we love to welcome people to Colorado!

Finding a Home on Your Time

Since we’ve been handling residential sales, rentals, and corporate housing in Boulder and near suburbs for nearly thirty years, we’ve developed a good deal of experience when it comes to solving the problems that come with relocation.

The issues people face include:

  • Not knowing markets and where to buy or rent
  • Pricing and availability
  • Local conditions, such as transportation, shopping, amenities suited to your lifestyle, schools, and the like
  • The stress of locating temporary living quarters until you find what you need

For example, what if you and/or your partner land a terrific job in Boulder but you find the house prices prohibitive?

Should you look in, say, Longmont?

Louisville looks okay, but is anything available?

Broomfield?

Would Arvada or Westminster work, and when will those light rail stations be ready anyway?

You’re also looking at three different counties with three different school systems.

Every one of these towns has its advantages and disadvantages, as well as its own vibe, and people are rightfully wary of having to decide where to live before knowing all they need to know.

We can set you up with short term, medium, or long term rentals, even furnished ones, while you look around at your leisure. As active brokers, we’re members of the local multiple listing service and have access to every home listed for sale.

It’s no secret that the Boulder County area consistently tops the charts for vibrant housing markets and price appreciation. Some areas, though, are softer than others, and even specific market areas have pockets of availability. Moreover, each town has its own story and list of commercial and residential projects on the drawing board. Westminster, for example, is building an entire new downtown.

To be honest, relocation is difficult no matter what, and the best anyone can do it minimize the pressures. Housing Helpers’ diverse residential offerings help people manage their living situations on their time, at their pace, so they can truly discover understand the place they want to live.

Broomfield company Aircell doubles its space and continues to hire

The Boulder Daily Camera recently reported that Gogo Inc. has received approval of tenant permits from Broomfield for its new office space for its Aircell operations. At over 112,000 square feet, the space nearly doubles the current Aircell office space, which is in two facilities.

According to a spokesperson for the company’s Business Aviation Division, which has more than 200 employees, the demand for broadband services on business and commercial aircraft is creating job growth in every department. The company now has more than 7,000 communication systems on business aircraft. There are about 20,000 business aircraft in North America and more internationally, the article stated.

The company has also seen growth with the recent launches of in-flight entertainment, text and call services for business aircraft via its Gogo Vision and Gogo Talk & Text, the article noted. In the future, the company plans to offer in-flight texting services for commercial aircraft.

Last year, Broomfield provided the company with more than $222,000 in tax incentives, over the next ten years, to keep its business in the city. Aircell will move into its new office space in August or September, according to the article.

Broomfield Colorado offers a rich business climate and a city willing to do what it takes to attract business which draws more new residents to the Broomfield area. If you’re planning to move to the Broomfield area, Housing Helpers can help. Aircell to Relocate 200 Employees to Interlocken Office Building

It was recently announced that the company Gogo would be moving its aviation business division, Aircell, to the EOS office building in Broomfield’s Interlocken Advanced Technology Park. According to an article in the Denver Business Journal, Aircell currently has about 200 employees in working in two separate facilities who will make the move.

The real estate deal with Aircell includes more than $1 million in economic development dollars from the state’s Job Growth Incentive Tax Credit. While the company has not said how many jobs it plans to provide in the area, the 112,300 square feet it is leasing in the 186,231 square foot office building will provide space for the company to grow. Aircell provides in-flight connectivity and entertainment to 6,000 business aircraft operators worldwide, the article stated.

The EOS building, owned by Houston real estate firm Hines, was completed in 2012 but has sat vacant ever since, the article reported. It earned the U.S. Green Building Council’s Leadership in Energy and Environmental Design platinum certification. The name EOS is both the acronym for “Environmental Office Space” as well as the Greek goddess of the dawn. The EOS building is solar-powered, the article noted.

The Broomfield community that Interlocken is located in is among Colorado’s most thriving. According to a December report, the neighborhood has seen a more than 85 percent increase in the number of households in the past five years. A modest increase in median household incomes in the area and a healthy job market, as well as its close proximity to schools, are credited with the residential growth in the area.

Aircell’s relocation doesn’t involve moving employees from one state to another, as its facilities are already in the Broomfield area. However, if you’re planning to relocate your offices from outside the Denver Metro region, Housing Helpers can help you with all facets of relocation for your company and your employees. Considering a move to Broomfield Colorado?

For the past few years it has seemed like everyone is moving to Broomfield, Colorado. The city’s population nearly doubled between 2000 and today, and it currently numbers just under 50,000. The average age is 36.9 years and a little more than 25 percent of the local population is under age 19.

So if you’re thinking that means young families are moving to Broomfield, you’d be right.

What’s bringing them to Broomfield?

A location that’s an easy commute to both Denver and Boulder is certainly a selling point, but beyond the convenience there is basic economic sense.

Broomfield offers value for money—even in a strong local residential market in which 98 percent of single-family homes are selling at or above their asking price.

Property taxes are among the lowest in the region. The average annual property tax for a single-family residence was $672 in 2012. And the property tax mill levy has not increased since 2001, when Broomfield became a combined city and county. Retail sales tax revenues (which topped $46 million in 2012) help keep the numbers in line.

What’s keeping them in Broomfield?

Broomfield and the surrounding area offer tremendous opportunity for employers and employees in the high tech, computer and telecommunications industries. Major area employers include Level 3 Communications, Hunter Douglas, Oracle, Brocade Communications Systems, Ball Corporation, Sandoz, MWH Global, Gaiam, Vail Resorts, SCL Health Systems, and Vail Resorts

Pharmaceuticals and healthcare are also key industries here. And let’s not forget that this is Colorado—a magnet for anyone pursuing a healthy, outdoor lifestyle—so you’ll find companies large and small working on green technology and natural and environmentally friendly products and services.

What’s coming next?

Broomfield’s population growth is bound to taper off. Projections are for an increase of about 12 percent during the next five years, which is healthy and positive. The city is planning accordingly.

Throughout its history Broomfield has always been a community with a plan. It started as a farming community and it’s named for the acres and acres of broomcorn that once grew there. (Broomcorn is used to make the natural bristles of whisk brooms. It thrives in places such as Colorado, where the summers are warm and dry.)

In addition to housing developments, such as the new Anthem master-planned residential community, Broomfield’s next big plan is for a 9.8-acre mixed use activity center on Main Street and First Avenue, adjacent to the Mamie Doud Eisenhower Library, that will include retail and restaurants, parks and public spaces, residential townhomes /low-rise buildings and commercial property. A request for development proposals was issued in mid-November and bids are due in January.

Another exciting plan in the works involves the 66 acres in the North Park mixed-use community in northern Broomfield where University of Colorado Health (UCHealth) plans to build a medical campus.

In typical Colorado fashion, everything is thoughtfully planned to be gentle on the environment, to retain and preserve extensive areas for outdoor recreation, and to encourage the active lifestyle for which the state is famous.

If your plans include a move to the area, contact us to talk about Broomfield and what it can offer you.

Interlocken Business Park Broomfield CO

Business is Booming at the Interlocken Business Park in Broomfield Colorado

According to an August article from Colorado Career Network, though the casual passerby may not realize it, big things are happening at the Interlocken Business Park in Broomfield. And by big things, we mean big business from big names.

XetaWave, a wireless technology provider, announced recently that it will be relocating to a 24,000 square-foot facility in Broomfield in order to manufacture its software designed radios. The radios are produced for use in such industries as oil and gas, water and wastewater, energy and military. Investors put up $7 million for the relocation of the company to Colorado, in order to provide the in-house, cost-effective manufacturing plant.

Many technology companies just like this one have found Broomfield Colorado to be the perfect place to start up or relocate. In fact, earlier this year, Colorado was ranked 3rd in the nation in terms of workforce concentration in the industry, representing 8.7 percent of the private sector workplace in the state.

While the most notable recent change in recent years at Interlocken could very well be the acquisition of SUN Microsystems by Oracle, the business park is also home to Booyah Networks, a digital marketing and technologies companies that was ranked one of the 500 fastest growing companies in the U.S. Also residing at the park is Clifton Gunderson LLP, the 13th largest CPA and consulting firm in the country and Corporate Express, one of the largest business-to-business computer and office supplies providers in the world. Add to this distinguished list McKesson, a top-notch healthcare services company, VMWare, who produces popular computer virtualization products for Fortune 500, MWH a leading environmental engineering firm, Vail resorts, and other companies with global headquarters. And, of course, if you’re listing Interlocken’s well known companies, you can’t forget Time Warner and Hunter Douglas.

Behind every successful business are the people who work hard to make it great.  Housing Helpers has been providing corporate relocation services since 1987 and we have been recognized both locally and nationally for our commitment to the communities we serve. We understand that each company and each individual’s needs are unique, and we are prepared to provide a personal approach.
