Denver Leads as a Hottest Home Market 

Making the life-changing transition from renting to owning follows major research and decision-making. One of those choices is your home buying location – and what better city to buy a home than Denver, which was ranked the no. 1 hottest real estate market for 2016?

The top home markets across the nation were rated based on Zillow’s Home Value Index (ZHVI) Forecast, recent income growth and low unemployment rates. Denver took the top spot with 5 percent forecasted home value growth throughout the next year and a low 3.1 percent unemployment rate across the entire metro area.

The hottest submarkets include Delmar Parkway, Highline Villages and Centretech in Aurora with Ruby Hill placing high among neighborhoods in the entire metro.

Before packing your bags and relocating to Denver, future home buyers need to crunch the numbers and learn about their buying power. Developing a housing budget helps determine whether it’s best to rent or buy a home in Denver, assisted by the breakeven horizon – or the number of years it takes for buying to become cheaper than renting the same home.

Cost of buying in Denver

The median home value in Denver is $343,800, an impressive 15.3 percent rise from one year ago. If a homebuyer were to put 20 percent down on a median-priced home in Denver, or $68,760, assuming a 30-year fixed loan at a 3.508 percent interest rate, they would pay $1,647 per month. The total mortgage payment includes principal and interest ($1,236), insurance ($67) and taxes ($377).

Cost of renting in Denver

Assuming you’re looking to rent an apartment in Denver at a median value, you would pay $1,959 per month. In the wider Denver metro, renters pay a median $1,977 per month. Compared to the national median of $1,388 per month, rental rates in Denver are costlier, but keep in mind Denver is a buzzing city and U.S. medians include rates from towns across the entire country.

When does buying outpace renting?

While the example mortgage payment of $1,647 per month is lower than the median city rent rate of $1,959 per month, it is still cheaper to rent first when accounting for the down payment of $68,760. In addition, the cost of buying goes beyond monthly mortgage rates to encompass closing costs and the general fees of homeownership, like maintenance.

In Denver, the breakeven horizon as of the last quarter of 2015 was 1.7 years, a 0.09 rise from the year prior. So, if you’re planning to stay in a home longer than 1.7 years it’s more cost-effective to buy.

Overall, if you have the recommended 20 percent down payment ready, buying a home in Denver now could be a great investment opportunity. However, this is assuming you perform the proper home buyer due diligence.

Keep in mind, you typically don’t need 20 percent upfront to buy a home (depending on your lender pre-qualifications), but a heftier down payment ensures a lower interest rate. If you aren’t quite financially prepared to buy, renting below budget to save before those 1.7 years are up is your best bet in the meantime.

Selecting a Realtor, how most home buyers really do it.

Search homes for sale on the internet and it doesn’t take too long to notice that home buyers and sellers are literally bombarded with advertisements from real estate agents vying for their business.   Agents jockey for space on sites like Zillow, Trulia, and Realtor.com to position their headshots along side the most popular neighborhood searches hoping that folks will click through and call.   There are “banner ads”, “pay-per-click ads”, “featured agents”, “neighborhood experts”, “zip code specialists”, “exclusive agents for all four-bedroom red houses with black shutters and white fences near a park close to a school by a beach walking distance to downtown” – ok well maybe not that last one-  but there is a seemingly unlimited number advertising opportunities popping up daily offering Realtors the promise of total market domination! 

Sounds great, I mean everyone shops for homes on-line now right so it must work.  And so there go thousands of honest hardworking real estate agents spending tons of money on these advertisements.  But does it really work?  The answer is yes, it works beautifully…. for the websites that cash in the advertising dollars!

Of course we all recognize the importance of technology in todays real estate market.  Some of the most heavily trafficked websites on the internet are real estate websites.  There are clearly an enormous number of people looking at homes for sale on websites.  So naturally one would assume that most of these people are also finding their Realtors on the internet.   In fact I have to admit that I also thought this was now the norm.  Until I read an eye opening statistic about how home buyers really end up selecting their realtor of choice.

After all the websites are perused, the banner ads are paid for, the pay-per-click ads are spent, and the exclusive territories are snapped up, it turns out that it has nothing to do with technology.  It doesn’t even require a computer, a tablet, a GPS, or a smart phone.  It doesn’t have a Walkscore, a Zestimate, credentials, initials, or acronyms.  And it doesn’t require advertising dollars.  It is something so very basic to human nature that we all value more than any technology could ever deliver.

TRUST

When it comes down to it, people still rely on referrals from people they trust to guide them in the selection of their Realtors- the person that will ultimately guide them in the biggest transaction of their lives.  Here are the statistics.

How Home Buyers Find the Real Estate Agent they Use:

  • Referred by (or is) a friend, neighbor, or relative 40%
  • Used agent previously to buy or sell a home 13%
  • Visited open house and met agent 7%
  • Internet Site 7%
  • Walked into or called real estate office and agent was on duty 4%

So this is great news for all the real estate agents out there, go ahead and cancel your advertisements, save a bunch of money and retire early!  Well that’s probably a bit extreme.  In fact a good on-line presence will only reinforce the decision that your new clients are about to make when they do some homework about you.   But it does go to show that when you focus on your clients success it will always yield far more future returns than any internet advertisement could ever return.   There is a place for technology in this industry but it will never replace the human connection that we make with our clients.

 

 

Seeking Homes That Aren’t for Sale: Can Real Estate Agents Help with the Emerging Trend of House “Stalking”?

When home buyers have their hearts set on the perfect neighborhood but their simply are no homes for sale in that neighborhood, it can be a frustrating experience.  And with Colorado facing fewer listings of homes for sale (despite housing prices being up), how many people will turn to the emerging process of house stalking to obtain the home they want? While such a thing sounds dangerous, it can sometimes be successful if done in a courteous way.  It’s merely the procedure of providing an unsolicited offer to purchase a home that is not listed for sale.

How to Approach a House That’s Not for Sale

If you see a home you like that has no “for sale” sign out front, you might think about hiring a real estate agent to initiate contact with the owner.  While you could personally mail a note to the people living in the home, it can be better received if you let an agent handle it for you so the home owners don’t think you really are stalking them.   An experienced real estate agent, especially one who is well known in that particular neighborhood, may be the impetus for those homeowners to consider opening up the possibility of selling their home.

Negotiating a Price

If the people in the house you contact make it clear that they don’t want to sell, it’s best to not push an offer. However, if you decide to make an offer it should be a strong one, and consider offering some extras as a thanks for their trouble to seal the deal. This might include allowing the owners to rent the house at a low rate for a set number of months while they find a new home. Also consider paying for upkeep in the immediate term so it doesn’t come out of the initial owners’ pockets.  A real estate agent can help you determine a fair price to offer for the home and they can help with navigating the contractual details involved with purchasing homes in Colorado.

Finding an Unlisted Home on the Internet

If you’re not comfortable driving neighborhoods looking for homes that may not be on the market, try a few internet home searches first.  Rather than contacting a homeowner in person, Zillow.com has a feature called the “Make Me Move” page. Here, those who don’t want to sell their house right away list a home value and what offer they’d want if they did sell. A house stalker can easily scope out neighborhoods that look desirable and perhaps negotiate on a dream house they always wanted.

A real estate agent can still give you an advantage in these scenarios, as the information on these websites is not always accurate and up to date with the most current market sales comparisons- real estate agents can pull real time sales statistics and often know about potential listings that haven’t hit the market yet.  A realtor can usually help you easier land that home you didn’t think you could have.
